Shang Bauhinia Residences by Shang Properties

The reservation fee is ₱100,000 for a Studio, ₱150,000 for a 1 Bedroom or 2 Bedroom, and ₱250,000 for a 3 Bedroom Signature.

Credited to the total contract price, as part of the 10% down payment.

The units on this page follow one of Shang’s payment terms, paid in three stages.

1. 10%
   Down paymentOf the total contract price. The reservation fee counts toward it, and the rest is due 30 days from the reservation.
2. 30%
   Monthly equityOf the total contract price, in 60 equal monthly payments. The first is due a month after the down payment.
3. 60%
   Balance upon turnoverDue on the 62nd month from the reservation, with the other charges.

The balance date stays fixed, so the number of monthly payments is shorter for a later reservation.

All monthly payments, the balance and the other charges fall due at turnover, and post-dated checks are required.

Shang offers five other standard terms and several promo terms, with term discounts from 12% to none. I can send you a computation for the one you prefer.

Yes. The balance due at turnover is typically paid through a bank loan, subject to your own qualification.

On the term shown here, the total contract price is the unit price less a 1% term discount, plus parking, plus VAT.

Studios have no parking slot. A 1 Bedroom or 2 Bedroom includes one slot and the 3 Bedroom Signature includes three, each priced on the unit’s own sheet.

Other charges are paid by the buyer, on top of the contract price. On every sheet they come to 5% of the contract price.

Turnover is December 2031, when the 60% balance falls due.

Shang’s License to Sell lists a target completion of December 31, 2031.
