I went to Primary Homes’ Kapihan for Independent Brokers for the talk. What I came home thinking about was the people.
Over coffee, Ramero Espina, Primary Homes’ former VP for Sales and Marketing, walked us through where Cebu real estate is headed in 2026. It was a good talk. But it’s the room I keep coming back to, and this post is about that: why the afternoon exists, who was in it, and what I think a gathering like this is really for.

The Kapihan
A kapihan is a get-together over coffee, and Primary Homes holds one for independent brokers. The idea is simple. Put brokers in a room, put a speaker in front of them, and leave time for people to talk.
Independent brokers don’t work for the developer. We run our own practices and answer to our own clients. So when a developer opens a room to us, it isn’t a company meeting. It’s an invitation, and I was glad to get it. I’m one of Primary Homes’ accredited independent brokers, and I don’t take that for granted.
Why a developer opens the room
Primary Homes has been building for over 30 years, with condominiums and house-and-lot communities in Cebu, Bohol and Negros Oriental. A developer that has been at it that long knows its homes reach buyers through many hands, independent brokers among them.
I read an afternoon like this as a developer saying it wants those brokers to be well informed, and that it would rather say so in person than in a memo. I can’t speak for Primary Homes’ reasons. What I can tell you is how it looked from my chair: a host that treated a room of independent brokers as people worth an afternoon.
That’s a good way to begin a working relationship, and it made me gladder to be accredited with them.
What independent brokers need
People hear “independent broker” and picture freedom. It is freedom. It’s also a lot of hours spent on your own.
Every independent practice is a small business with one person at the center of it. You find your clients, answer your messages, read your own documents and carry your own decisions. The broker with the same job as yours is usually across town, doing the same thing in a different chat window.
That’s why gatherings matter more to us than they might to someone in a large office. There’s no hallway to walk down and ask a colleague what they think. If we want colleagues, we have to go where they are.
A Kapihan is one of the places where they are.
The talk gave us something in common
Mr. Espina’s talk gave the room a common starting point. Everyone heard the same outlook for Cebu in 2026, at the same time, from the same person. That mattered more than I expected.
When people have just heard the same thing, conversation starts easily. Nobody has to open with small talk. You turn to the person beside you, ask what they made of it, and you’re off.
I won’t go through the talk itself here. The room deserves more of this post than the screen does.
The people
I met brokers I’d never met before. That’s the part of any gathering you can’t get by reading about it. A stranger in your own profession becomes a colleague.
I also caught up with old colleagues, people I hadn’t seen in a while. Those conversations were easy in a different way. There was no introduction to make and no background to explain. We picked up where we left off, asked about each other’s work and listened to the answers.
Both kinds of conversation were worth the trip. The new faces showed me how many of us are doing this work in Cebu, each with our own way of doing it. The familiar ones were a reminder that professional relationships last longer than any single project.
So, thank you, Primary Homes, for the invitation and for treating independent brokers as guests worth hosting. Thank you, Mr. Espina, for the talk. And thank you to every broker I spoke with that afternoon, the new faces and the familiar ones.
If you’re a broker and a developer invites you into a room with your colleagues, go. Then stay after the talk ends, because that’s where the conversations start.
