What I Learned at Priland’s General Product Knowledge Seminar

I attended Priland’s General Product Knowledge Seminar, the kind of session where a developer walks brokers and salespeople through its projects. Priland walked us through seven in Cebu. The thread running through it: every project is built with a particular buyer in mind.

After the seminar came a Meta Ads workshop on how to reach those buyers. Here’s the short version of both.

I’m Mark, a licensed real estate broker and appraiser here in Cebu. I assist homebuyers in finding properties that match their needs and vision in Cebu City.

Who Priland is

Priland Development Corporation is a Cebu developer, founded in 2013 and part of a Cebu-based group of companies. Its condos go by Priland Residences, and its house-and-lot communities by Priland Homes.

The four condos

Here’s where each one sits and who it suits day to day, whether you’ll live in it yourself or lease it to someone who will.

Vertex Central, Cebu City. On Archbishop Reyes Avenue, within walking distance of both Cebu Business Park and Cebu IT Park. It’s a natural fit for professionals who work in either district, and its home office units suit anyone who’d rather work where they live.

Vertex Coast, Mactan. On Punta Engaño Road, a short walk from the coast. It suits island living close to the water, whether you’re settling in, retiring, or working from home.

Paseo Grove, Lapu-Lapu City. On Humay-Humay Road, a few meters from the Mactan Export Processing Zone II and a short drive from the airport. For anyone who works in the ecozone, the commute is a walk.

Northwoods Place, Mandaue City. On H. Abellana Street in Canduman, close to the main road, a school and everyday errands. It suits students who need a base to focus on their studies, and couples who work from home.

The three house-and-lot communities

Two of the three are Breeza communities, Priland’s low-density line on Mactan. That means fewer homes on the land, with a clubhouse, a pool and a playground shared among them.

Breeza Scapes Phase 2, Mactan. On Locata Road in Looc, with two elementary schools and Tojong Hospital nearby, and a road out to both the old bridge and the Cebu-Cordova Link Expressway. It suits families with school-age children.

Breeza Coves Phase 2, Mactan. On Timpolok Road in Babag 1, with schools from elementary to college, Mactan Doctors’ Hospital and a wet market close by, and a short drive to both the airport and the Cebu-Cordova Link Expressway. It suits growing families, and anyone who flies often.

Belize North, Consolacion. On Nangka Road, north of Mandaue, close to a school and the highway, with homes from townhouses to single-detached houses. It suits young families who need room to grow.

Which one sounds like you?

Seven is a lot to keep in your head. The easiest way to narrow it down is to start with your own day.

  • Working in Cebu Business Park or IT Park? Look at Vertex Central.
  • Working in the Mactan ecozone? Look at Paseo Grove.
  • Want to live near the coast, or planning where to retire? Look at Vertex Coast.
  • Studying, or working from home, in Mandaue? Look at Northwoods Place.
  • Want a house on Mactan in a low-density community? Look at the two Breezas.
  • Starting a family and need more room? Look at Belize North.

Buying to lease it out? The same list works. Just read it for your future tenant.

If none of them fits, that’s a useful answer too.

The Meta Ads workshop

After the seminar, Priland ran a Meta Ads workshop for the brokers and salespeople in the room. Meta Ads are the ads you see on Facebook and Instagram, and the workshop was about using them to reach the right buyers for each project.

It was a fitting second half. The seminar was about who each project is for. The workshop was about making sure those people actually hear about it, so an ad for a family home in Consolacion reaches families looking for one.

Thank you

Thank you to Priland for the seminar and the workshop, and to the brokers and salespeople I shared the room with.

If one of these projects sounds like you, send me a message. I’ll walk you through it, from the location to the full cost, so you can decide with everything in front of you.
