City, Campus or Island: Which BE Residences Home Fits You?

Where you live shapes your whole day: the trip to work or school, and what’s close by when you get home.

BE Residences builds homes in three very different parts of Cebu: in the city, near a university, and on the island of Mactan. Each one suits a different kind of day.

To help you choose, I joined BE Residences’ Product Knowledge Seminar at their office in Mabuhay Tower, Cebu IT Park, with my colleagues from Next Level Realty. It’s where a developer walks brokers through its projects. Here’s what each home offers you.

I’m Mark, a licensed real estate broker and appraiser here in Cebu. I assist homebuyers in finding properties that match their needs and vision in Cebu City.

Who BE Residences is

BE Residences is the home-building arm of the BE Group, the family behind BE Hotels and Resorts. The group started in cement and furniture, moved into hotels in 2008, and now builds homes.

Read each home below for yourself, or for a future tenant.

In the city: BE Residences

BE Residences Lahug

Lahug, next to Cebu IT Park. A good fit for IT Park professionals, and for families who want space in the city.

  • Walk to work if your office is in IT Park.
  • No construction wait. It’s finished and ready for occupancy.
  • Sizes for singles to families, from studios up to two- and three-storey homes inside the tower.

BE Uptown Park

Capitol Site, Cebu City. A good fit if you want uptown living with a hotel and shops close by.

  • A hotel for visiting family, in the same development: an AC Hotel by Marriott.
  • Shops at your address, in its three-level lifestyle center.

Near a campus: BE U

BE U Talamban

Gov. M. Cuenco Avenue, Talamban. A good fit for USC students, and for anyone who teaches or works on campus.

  • Walk to class. It’s about 200 meters from the University of San Carlos Talamban Campus.
  • Study without leaving home, in shared rooms for group study and quiet work.
  • Sized for one. Most units are studios.

On the island: Balai

Balai is BE Residences’ island line. Both homes here are on Mactan.

Balai Punta Engaño

Punta Engaño, Lapu-Lapu City. Under construction. A good fit for beach lovers and pet owners.

  • Live near the beach in Punta Engaño.
  • A swim without going out. The tower is built around a central court with pools.
  • A garden of your own. Ground-level Yarden units come with a private garden, and pets are welcome.

Balai Cordova

Barangay San Miguel, Cordova. Pre-selling. A good fit if you work in the city but want to live in Cordova.

  • A direct route to Cebu City over the Cebu-Cordova Link Expressway, which lands close by.
  • Room to walk or run at home, on paths that link its five towers.

Which one fits you?

Start from your day.

  • Work in IT Park and want to move in soon? BE Residences Lahug.
  • Want a hotel and shops at your address? BE Uptown Park.
  • Studying or working at USC Talamban? BE U Talamban.
  • Want the beach nearby, maybe with a pet? Balai Punta Engaño.
  • Work in the city, but want to live in Cordova? Balai Cordova.

If none of them feels like home yet, that’s okay. Knowing what doesn’t fit is part of finding what does, and I’d be glad to help you keep looking.

When you’re ready

Found one that fits? Send me a message. I’ll go through it with you, from the location to the full cost, before you decide anything.

Thank you to BE Residences for the seminar, and to my colleagues for coming along.
